Best Areas to Find an Osaka Apartment for Rent
Kita (Umeda). The business core and the most searched ward among foreign renters. Newer 1K units near Umeda often exceed ¥80,000. Read the full Osaka Kita apartments for rent guide.
Namba and Shinsaibashi (Chuo and Naniwa). Best for nightlife, shopping and the Nankai line to Kansai Airport. See Osaka Namba apartments for rent.
Tennoji and Abeno. A major rail hub with calmer residential streets. Abeno is about ¥6,000 cheaper per month for a 1K than Tennoji. See Tennoji Osaka apartments for rent.
Budget wards. Ikuno, Sumiyoshi, Asahi and Joto keep 1K rent under ¥70,000 with direct Metro access to the center. Our cheap Osaka apartments under ¥70,000 guide lists the best stations.
Suita and Toyonaka. Outside Osaka City but popular with students and university staff. See Osaka University student housing.

Osaka vs Tokyo: How Far Does Your Rent Go?
An Osaka apartment for rent costs a little over half of a comparable Tokyo unit. Single-person units in Tokyo’s 23 wards listed at an average of ¥135,764 in August 2026, against ¥75,681 for Osaka City (LIFULL HOME’S, August 2026). The figures come from different months, but the gap is far larger than the time difference could explain.
| Unit type | Osaka City | Tokyo 23 wards |
|---|---|---|
| Single (1R to 2K) | ¥75,681 (Oct 2025) | ¥135,764 (Aug 2026) |
| Family (2DK and up) | ¥141,372 (Oct 2025) | ¥263,148 (Aug 2026) |
The savings show up in space as well as price. For the budget of a Tokyo 1K, you can often rent a 1LDK in Fukushima or Nishi. That makes Osaka a strong choice for remote workers and couples who want a separate bedroom.
Where Osaka Rents Are Rising Fastest in 2026
Rents near the best-connected stations are climbing quickly, so it pays to know which areas are heating up. A Daito Kentaku study of single-person listings compared 2025 and 2026 rents on a standard 25 m² basis (Kenbiya, August 2026).
| Rank | Station (ward) | Rise over one year | Lines |
|---|---|---|---|
| 1 | Midoribashi (Higashinari) | +27.4%, about +¥17,000 | Chuo, Imazatosuji |
| 2 | Abiko (Sumiyoshi) | +21.8%, about +¥11,000 | Midosuji |
| 3 | Tamatsukuri (Tennoji) | +18.3%, about +¥12,400 | JR Loop, Nagahori Tsurumi-ryokuchi |
The same study found that Joto and Higashinari stations took four of the top ten spots. Renters priced out of Kita and Chuo are moving one or two stops east. Stations close to Namba, such as Daikokucho and Imamiya, now sit in the high ¥80,000 range for a 25 m² unit. If you want value, look at stations that have not yet appeared on these lists, and sign before the spring moving season pushes prices up again.
Best Train Lines for an Osaka Apartment
Your train line matters more than your ward. A 10-minute ride on the right line beats a 3-minute walk to a station with no direct route to work.
- Midosuji Line. Osaka’s main artery runs through Shin-Osaka, Umeda, Hommachi, Namba and Tennoji. Apartments anywhere along it command a premium.
- JR Osaka Loop Line. Circles the city center and connects to Kyoto, Kobe and Nara lines. Good for people who travel around Kansai.
- Chuo Line. East to west through Hommachi, with fast-rising rents at Midoribashi and Morinomiya.
- Tanimachi Line. Runs north to south through the eastern wards, often cheaper than Midosuji for similar travel times.
Filter listings by station rather than by ward to find the best rent for your commute.

What Are the Move-In Costs for an Osaka Apartment?
Budget about 4 to 6 months of rent upfront. On a ¥70,000 1K, that means roughly ¥280,000 to ¥420,000 before you get the keys.
| Cost | Typical amount | Notes |
|---|---|---|
| Deposit (shikikin or hoshokin) | 0 to 2 months | Kansai contracts may use shikibiki, a portion kept at move-out |
| Key money (reikin) | 0 to 1 month | Many Osaka listings now set this to zero |
| Agency fee | 0.5 to 1 month + tax | |
| Guarantor company | 50% to 100% of 1 month | Required when you have no Japanese guarantor |
| First month’s rent + prorated rent | 1 to 2 months | |
| Fire insurance | ¥15,000 to ¥20,000 for 2 years | |
| Lock change | ¥15,000 to ¥25,000 |
The shikibiki clause is the one detail that surprises renters arriving from Tokyo. Read the contract for the deducted amount before you sign. Our deposit and key money guide explains each term, and apartment move-in cost in Japan shows a full worked example.
How to Rent an Osaka Apartment as a Foreigner
- Set your budget. Keep rent at or below one third of monthly take-home pay, the threshold most screening companies use.
- Prepare documents. Residence card, passport, proof of income or a certificate of enrollment, and a Japanese phone number.
- Filter for foreigner-friendly listings. Labels such as 外国人OK show the landlord accepts non-Japanese tenants. See what foreign-friendly means in Osaka.
- Apply and pass screening. The guarantor company review usually takes 3 to 7 days. No Japanese guarantor is needed in most cases; see renting with no guarantor.
- Sign and pay. Contracts are in Japanese, so ask for an English explanation of the move-out and renewal clauses.
- Move in and register. Register your address at the ward office within 14 days.

Furnished and Short-Term Options in Osaka
If you are staying under a year, a standard 2-year lease with 4 to 6 months of upfront costs rarely makes sense. Furnished monthly apartments and share houses let you move in with one month’s payment and no guarantor. Rent is higher per month, but you skip the deposit, key money and furniture costs. Many newcomers stay in a furnished unit for the first few months, then sign a long-term lease once they know which area suits them. Read why a furnished apartment in Osaka can be the smarter first step.
Common Mistakes When Renting an Osaka Apartment
Most problems foreign renters face in Osaka come from contract details, not from the apartment itself. Check these five points before you sign.
- Skipping the shikibiki clause. A deposit that looks refundable may have a fixed amount deducted at move-out. Ask for the exact figure in writing.
- Missing the early-exit penalty. Listings with zero key money often add a short-term cancellation fee (tanki kaiyaku iyakukin) of one or two months’ rent if you leave within the first year.
- Choosing a ward instead of a line. Two apartments in the same ward can have very different commutes. Test the route at rush hour before you apply.
- Searching in February and March. This is peak moving season in Japan. Rents are firmer, the best units go within days, and landlords rarely negotiate. Searching in summer or autumn usually gives you more choice.
- Forgetting setup costs. Gas activation, internet installation and basic furniture can add ¥50,000 to ¥100,000 in your first month. Read our guide to setting up utilities in a Japanese apartment before move-in day.
Avoiding these mistakes can save you more than any rent negotiation.
