Kanamachi is a fast-changing residential hub in the northeast corner of Katsushika Ward, Tokyo. It offers studio rents around ¥65,000 to ¥72,000, a direct train to Otemachi in about 25 minutes, and some of the largest parks in the 23 wards. Living in Kanamachi suits students, young professionals and families who want space and value without leaving Tokyo.
Twenty years ago, Kanamachi was a quiet factory town on the Edo River. Today it has tower apartments, a university campus and a brand-new shopping mall beside the station. Yet the shopping streets and old-style danchi blocks still give it a relaxed, local feel.
This guide covers everything you need to know about living in Kanamachi: trains, rent by layout, daily life, pros and cons, and how it compares with nearby areas. For a wider view of the ward, see our Katsushika City guide.

Where is Kanamachi in Tokyo?
Kanamachi sits in the far northeast of Tokyo’s 23 wards, inside Katsushika Ward. The Edo River runs along its east side, and across the bridge is Matsudo City in Chiba Prefecture. The Nakagawa River lies to the west.
The area is split by the JR tracks into two distinct sides:
- North side: home to the Tokyo University of Science Katsushika Campus, Katsushika Niijuku Mirai Park, large apartment complexes and the new MARK IS mall.
- South side: the older town center, with Keisei Kanamachi Station, the Vinasys Kanamachi tower, local shopping streets and a short walk to Shibamata.
The name Kanamachi covers several addresses: Kanamachi 1 to 6-chome, Higashi-Kanamachi, and parts of Niijuku. When you search listings, check all of them, since agents often label anything near the station as “Kanamachi.”
How Kanamachi changed
For most of the 20th century, a large Mitsubishi Paper Mills factory dominated the area. It closed in 2003, leaving a site of about 18 hectares. Katsushika Ward chose to invite a university, and the Tokyo University of Science Katsushika Campus opened there in 2013.
Tower apartments followed, including Vinasys Kanamachi (2009), City Tower Kanamachi (2015 to 2016) and Proud Tower Kanamachi (2021). In September 2025, the first phase of the Higashi-Kanamachi 1-chome West redevelopment opened as MARK IS Katsushika Kanamachi. A second phase with a roughly 40-floor tower is scheduled to finish around late 2030, according to the Tokyo Metropolitan Government redevelopment page.

How good are the trains from Kanamachi?
Kanamachi has two stations about three minutes apart on foot. Together they give you a direct line into central Tokyo and an easy link to both airports.
JR Kanamachi Station (Joban Line, local trains). Local Joban trains run through onto the Tokyo Metro Chiyoda Line. That means one seat, no transfer, all the way to Otemachi, Hibiya, Kasumigaseki and Omotesando. Rapid Joban trains do not stop here, so trips to Ueno or Tokyo Station need one change.
Keisei Kanamachi Station (Keisei Kanamachi Line). This short line runs Kanamachi, Shibamata and Keisei Takasago. At Keisei Takasago you can connect to Keisei trains toward Narita Airport, or to the Asakusa Line toward Haneda.
Typical travel times from Kanamachi
| Destination | Time (approx.) | Transfers |
|---|---|---|
| Kita-Senju | 10 min | 0 |
| Otemachi | 25 min | 0 |
| Ueno | 20 to 25 min | 1 |
| Tokyo Station | 30 min | 1 |
| Omotesando | 40 min | 0 |
| Shinjuku | 40 to 45 min | 1 |
| Haneda Airport | 46 min | 1 or more |
| Narita Airport (Terminal 2) | 57 min | 1 or more |
Airport and Otemachi times come from Katsushika City’s Kanamachi area plan. Other times are typical weekday figures and vary by connection.
If your office is on the Chiyoda Line, living in Kanamachi is one of the cheapest ways to get a direct commute in Tokyo. For a busier hub on the same line with five railways, compare our Kita-Senju guide.
Commuter tip: Morning trains toward the city are crowded from Matsudo onward. Boarding at Kanamachi still rarely gets you a seat, but local trains are less packed than rapid services.
How much is rent in Kanamachi in 2026?
A single person can rent a 1K in Kanamachi for about ¥71,700 a month, and a family 2LDK averages about ¥130,300. These figures come from at home’s Kanamachi rent data, based on listings from the last three months.
| Layout | Average monthly rent | Good for |
|---|---|---|
| 1R (studio) | ¥64,900 | Students, short stays |
| 1K | ¥71,700 | Single workers |
| 1DK | ¥82,000 | Singles who want a dining space |
| 1LDK | ¥99,200 | Couples, remote workers |
| 2DK | ¥102,800 | Budget couples or roommates |
| 2LDK | ¥130,300 | Small families |
| 3LDK | ¥150,500 | Families with children |
Figures exclude management fees, which usually add ¥3,000 to ¥10,000 a month.
What drives the price
- Tower vs walk-up: Units in the station towers rent well above these averages. Newer tower 1LDKs can start around ¥140,000, while older walk-up apartments 10 to 15 minutes away can be far cheaper.
- North vs south side: The north side has more new, large buildings near the university and park. The south side has more older, smaller buildings with lower rents.
- Student demand: The university keeps demand for 1R and 1K units steady from February to April. Start your search early if you plan to move in spring.
Remember that monthly rent is only part of the cost. Plan for deposit, key money, agency fees and guarantor fees when you move in. Our Katsushika rental page lists current foreigner-friendly apartments across the ward, including Kanamachi.
What is daily life like in Kanamachi?
Living in Kanamachi is easy and unhurried day to day. Most errands can be done within five minutes of the station, and green space is never far away.
Shopping and errands
- MARK IS Katsushika Kanamachi: Opened in September 2025 on the north side. It has fresh food, everyday goods, fashion and sweets shops, so most weekly shopping can be done in one place.
- Vinasys Kanamachi: The tower beside the south exit has shops, clinics and the Katsushika City Kanamachi Library on its lower floors.
- Local shopping streets: Both sides of the station have small shotengai with drugstores, bakeries, izakaya and cheap lunch spots.
- Ario Kameari: One stop away on the Joban Line, this large mall covers anything Kanamachi lacks.
Parks and green space
Kanamachi has some of the best park access in Tokyo. Mizumoto Park, a short bus or bike ride north, is the largest park in the 23 wards at 96.3 hectares, according to Japan’s Cabinet Office. It is known for poplar-lined waterways, birdwatching and its iris garden, which blooms in June.
Katsushika Niijuku Mirai Park sits right next to the university campus. At about 7.1 hectares, it is the largest ward-run park in Katsushika, with wide lawns that are perfect for kids and picnics. A Starbucks inside the campus opened in April 2025 and is popular with locals as well as students.
The Edo River banks are a few minutes’ walk east. The long riverside path is great for jogging and cycling, and it continues south to Shibamata.
Culture and weekends
Shibamata is one stop away on the Keisei Kanamachi Line, or about 20 minutes on foot. Its temple, Shibamata Taishakuten, and the old approach street lined with dango shops make an easy weekend outing. You can also ride the Yagiri no Watashi, a small hand-rowed ferry across the Edo River.
Healthcare and services
The area around both stations has plenty of internal medicine, dental and pediatric clinics. For major care, Jikei University Katsushika Medical Center is within the ward. Residents register their address at the Katsushika City Office or its local branch offices.

Is living in Kanamachi good for foreigners?
Yes, for most renters who value space, quiet and price over nightlife. Here is an honest look at both sides.
Pros
- Direct central commute: The Chiyoda Line through-service reaches Otemachi with no transfer.
- Lower rent: Katsushika is one of the most affordable wards in Tokyo, and Kanamachi stays below the city average.
- Huge parks: Mizumoto Park and Niijuku Mirai Park are rare luxuries inside the 23 wards.
- New facilities: MARK IS, new towers and wider sidewalks have made the station area much more convenient.
- Family friendly: Quiet streets, many nurseries and plenty of 2LDK and 3LDK stock.
- Airport links: Keisei Takasago, two stops away, connects to both Narita and Haneda.
Cons
- Edge of Tokyo: Western hubs like Shinjuku and Shibuya take 40 minutes or more.
- No rapid trains at JR Kanamachi: Joban rapid services skip the station, so Ueno trips need a transfer.
- Limited nightlife: Bars and restaurants are mostly small and local. Big nights out mean a trip to Kita-Senju or Ueno.
- Construction until 2030: The north exit redevelopment will bring noise and detours for several years.
- Flood risk: Like much of eastern Tokyo, low-lying parts of Kanamachi appear on river flood hazard maps. Check the Katsushika hazard map and ask about the floor level before signing.
- Less English support: Fewer agents and shops offer English than in central wards, so working with a foreigner-friendly agent helps.
Kanamachi vs nearby areas: which should you choose?
Kanamachi is the best pick nearby if you want new facilities, big parks and a direct Chiyoda Line commute. Here is how it stacks up against its neighbors.
| Area | Main lines | Character | Choose it over Kanamachi if… |
|---|---|---|---|
| Kameari | JR Joban local (Chiyoda Line) | Busier, Ario Kameari mall, manga statues | You want more shops and restaurants one stop closer to the city |
| Shibamata | Keisei Kanamachi | Historic temple town, very quiet | You prefer old-Tokyo charm and do not mind a transfer for every commute |
| Keisei Takasago | Keisei Main, Keisei Oshiage, Hokuso | Rail junction with fast airport trains | You fly often or work near Asakusa or Nihonbashi |
| Kita-Senju | 5 lines incl. JR Joban rapid, Hibiya, Chiyoda | Lively hub with nightlife | You want maximum train options and do not mind higher rent |
| Matsudo (Chiba) | JR Joban rapid and local | Large city across the Edo River | Every yen counts and you are fine living outside Tokyo |
The Matsudo option is worth a note. Rent across the river is usually lower, but you lose a Tokyo address. That can matter for some company housing allowances and for ward services like child subsidies.
For most newcomers, Kanamachi sits in the sweet spot. It is cheaper than Kita-Senju, more convenient than Shibamata, and still inside Tokyo.
